Scope of Work The Consultant shall provide emergency on-call building inspection services on an as-needed basis for the City’s Community Development Department, Building Division, functioning as an extension of City staff under the direct authority of the Building Official. In this capacity, the Consultant will perform emergency field inspections to verify that construction or work for which a permit is required complies with the Cupertino Municipal Code, the California Building Standards Code, and all applicable state and local regulations. The Consultant shall ensure that all work remains accessible and exposed for inspection purposes until approved, conducting necessary evaluations including, but not limited to, footing and foundation, concrete slab, framing, lath and gypsum, energy efficiency, and final inspections as established by the adopted codes. Following each requested inspection, the Consultant shall either indicate the portion of the construction that is satisfactory as completed or formally notify the permit holder or their authorized agent of any code deficiencies. Any portions of the work that do not comply must be clearly documented for correction, ensuring that non-compliant work is not covered or concealed until ultimately authorized and approved. The Consultant is expected to maintain a high level of professional standard and timely service, with specific projects, inspection response times, and corresponding deliverables defined in individual task orders or as outlined in Attachment A.
