Scope of Work The City of Cupertino’s Community Development Department, under the general direction of the Building Division, desires qualified consulting firms to provide professional, on-call plan review services for all incoming residential and commercial projects submitted for permitting. The selected Consultant(s) will function as an extension of City staff, performing a complete and thorough electronic plan review to ensure all construction documents strictly comply with the provisions of all applicable State and local laws and regulations. The scope of review includes, but is not limited to, Fire and Life-Safety, Accessibility, Structural, Plumbing, Mechanical, Electrical, and Energy. All identified deficiencies shall be delivered in a detailed correction letter, with each comment clearly articulated and supported by a specific code citation. Adherence to performance timelines is mandatory: plan review turnaround times, from the date of assignment, shall not exceed fifteen (15) regular business days for the first submittal and ten (10) regular business days for all subsequent submittals.
